Multifamily House Plans & Duplex Designs

Whether you're building a rental property, housing extended family, or putting a single lot to work for you, multifamily house plans offer one of the smartest ways to build. Our collection features duplex plans, two-unit residential designs that share a single structure, built around the needs of today's homeowner, investor, and builder.

Two units – One smart build

Each plan in this collection gives you two fully self-contained living spaces under one roof. Most include private entrances, dedicated kitchens, separate bathrooms, and individual living areas, everything two households need to live comfortably, side by side. They include private garages for each unit.

Who these plans are built for:

  • Investors & house hackers: Live in one unit, rent out the other. Offset your mortgage or generate passive income from day one.
  • Multigenerational families: Keep aging parents, adult children, or in-laws close, while everyone maintains the privacy of their own front door.
  • Builders & developers: Maximize density on a single lot with an efficient two-unit structure that's more cost-effective to build than two separate homes.

What's the difference between a duplex and a twin home?

A duplex sits on a single lot and is owned as one property, both units under the same deed. A twin home (also called semi-detached) places each unit on its own individual lot with a separate deed. Our plans are designed as true duplexes.

Are duplex plans the same as multifamily plans?

Yes — a duplex is the most common type of multifamily residential home. "Multifamily" simply means more than one household lives in the structure. Duplexes are two-unit multifamily designs, and they're the most buildable entry point into multifamily housing for individual homeowners and small investors alike.
