You’ve officially found the one. The home design that you can totally envision yourself and your family coming home to every single day. The home plan that has enough room for everyone to come together, but still with plenty of space to spend time apart. Your DREAM home.
Now that you’ve found the perfect home plan, you might be wondering, “well what else do I need to make this thing come to life?”
Our plans include everything you need in order to build. So what does that entail?
Foundational Plans:
This sheet shows the details for the foundation of the home.
Floor Plans:
Shows placement of interior walls as well as dimensions of rooms, doors, windows, stairways etc. for each floor of the house.
Exterior Elevations:
Shows the front, rear and sides of the house. Also includes materials, details and roof pitches.
Building Cross Sections:
Looks as though the entire home is cut in half from the top of the roof to the bottom of the foundation. This helps builders understand the construction of the home, insulation, flooring and roofing.
Roof Plan:
Shows a top down view of the roof’s details including ridges, valleys, and dormers (if applicable).
Notes and Details: Our plans include all details that your builders and subcontractors will need for the following– structural specifications, drywall, tile and flooring, glazing, caulking and sealant specifications, excavating and grading details, masonry and concrete specifications, carpentry and wood specifications, and thermal and moisture protection details.
That being said, depending on what part of the country you’re in, there might be a few additional pieces you need before you can obtain your building permit in order to get this thing started.
-
Structural Engineering and Beam Calculations: Some places require plans to be reviewed by a structural engineer or a licensed architect. Ask your builder for locally recommended professionals. Otherwise, some lumber yards and truss companies may also be able to perform this service for you.
-
Energy Calculations: This is usually done to your state’s energy code.
This all sounds great! How long will it take to receive my new home plans?
