Both formats include a Copyright Release allowing you to modify the plans and make copies to build one house. Building the same plan more than once requires a separate re-use license—contact us for details.

This NO RETURN policy covers all formats that house plans are sold in, PDF and CAD. Because our plans are copyrighted and registered to the purchaser, we cannot allow refunds.

House Plan Description
The Irene is a 1866 sq. ft. Craftsman ranch house plan from Royal Oaks Design. This single-story layout features 3 bedrooms, 2 bathrooms, and a 2-car front-load garage. Built with 2x6 exterior walls on a crawl space foundation, the design includes a 288 sq. bonus room located over the garage for future expansion.
The interior centers on a family room and flex space divided by a unique 2-sided see-through fireplace. A wet bar and step ceilings enhance the entertaining areas, while the kitchen offers a center island and corner sink with dual windows. The flex room provides direct access to a bug-free screen porch and the rear patio.
