PDF vs CAD Explained
We offer house plans in two formats: PDF (easiest and fastest—email delivery, easy printing and viewing) or CAD (DWG files for extensive modifications, requires CAD software). Both formats include a Copyright Release allowing you to modify the plans and make copies to build one house. Building the same plan more than once requires a separate re-use license—contact us for details.

Loon Cove brings the easy pace of a cabin getaway into a small house plan. A vaulted family room with a fireplace opens to the dining area and kitchen, keeping conversation close whether you are making breakfast or settling in after a day outdoors. Twin dormers, a covered front porch and a red roof give the illustrated exterior its welcoming cabin character.

Both porches extend the ways you can use this small home without adding to its finished living area.

Depending on your location, you may need additional items like structural engineering reviews or energy calculations—your builder can advise on local requirements. Most plans are ready for immediate delivery (within 1 business day), though plans with options like foundation options or material lists may take 10-14 business days. This NO RETURN policy covers all formats that house plans are sold in, PDF and CAD. Because our plans are copyrighted and registered to the purchaser, we cannot allow refunds.
