This NO RETURN policy covers all formats that house plans are sold in, PDF and CAD. Because our plans are copyrighted and registered to the purchaser, we cannot allow refunds.

House Plan Description
The Alder Glen House Plan (CL-27-001-1A) by Royal Oaks Design is a modern farmhouse with 2,185 sq. ft. of main-level living space, three bedrooms and two and a half bathrooms. White siding, timber porch details and a two-car front-entry garage give the home a welcoming exterior.
Inside, a vaulted great room with a fireplace opens to the kitchen and dining area. A generous kitchen island provides seating and workspace, while a separate prep kitchen and pantry offer additional storage. The front office creates a dedicated place to work or read, and covered front and rear porches extend everyday living outdoors.
The primary suite includes a private bathroom and walk-in closet. Two additional bedrooms share a Jack and Jill bathroom, with a separate powder room near the foyer. Laundry and mudroom spaces sit near the garage entry. Above the garage, a 286 sq. ft. future bonus room offers space for a media room, games or hobbies.
