PDF vs CAD Explained
We offer house plans in two formats: PDF (easiest and fastest—email delivery, easy printing and viewing) or CAD (DWG files for extensive modifications, requires CAD software). Both formats include a Copyright Release allowing you to modify the plans and make copies to build one house. Building the same plan more than once requires a separate re-use license—contact us for details.

The Alderwick, a farmhouse style home plan, pairs a welcoming covered front porch with a practical plan for busy days at home. Inside this 2,911-square-foot farmhouse, the great room flows into an island kitchen and window-lined dining area. A fireplace gives the shared living space a focal point, while a walk-in pantry and covered back porch make room for everyday meals and relaxed outdoor time.
The main-floor primary suite keeps daily comforts close, with a walk-in closet, dual sinks, a separate tub and shower, and a connection from the closet to the mudroom and laundry. An office or living room near the foyer offers a quieter place to work or read. The front-entry two-car garage leads into the mudroom, with a powder room nearby.
Three upstairs bedrooms and two full bathrooms share a generous loft that can serve as a lounge, play area or gathering spot. Alderwick includes four bedrooms and three-and-a-half baths across two finished floors. A full unfinished basement comes standard and provides additional unfinished space beyond the home's 2,911 square feet of finished living area.

Depending on your location, you may need additional items like structural engineering reviews or energy calculations—your builder can advise on local requirements. Most plans are ready for immediate delivery (within 1 business day), though plans with options like foundation options or material lists may take 10-14 business days. This NO RETURN policy covers all formats that house plans are sold in, PDF and CAD. Because our plans are copyrighted and registered to the purchaser, we cannot allow refunds.
