PDF vs CAD Explained
We offer house plans in two formats: PDF (easiest and fastest—email delivery, easy printing and viewing) or CAD (DWG files for extensive modifications, requires CAD software). Both formats include a Copyright Release allowing you to modify the plans and make copies to build one house. Building the same plan more than once requires a separate re-use license—contact us for details.

Brookmere is a Craftsman-style house plan with farmhouse influences, designed for time together and room to retreat. Its covered front porch, layered gables and decorative brackets create a welcoming entrance. Inside, the great room fireplace anchors an open layout connecting the kitchen island and window-lined dining area. A walk-in pantry keeps supplies close, and the covered back porch extends gatherings outdoors.
A home office/study near the foyer can serve as a workspace or separate sitting room. The main-floor primary suite includes a walk-in closet, dual vanities, a separate tub and shower, and a convenient closet connection to the mud room and laundry. The front-entry two-car garage opens into this everyday drop zone, with a powder room nearby.
Upstairs, three bedrooms and two full bathrooms surround a loft with space for movie nights, games or homework. Brookmere offers four bedrooms and three-and-a-half baths across 2,904 finished square feet, with 1,832 square feet on the main floor and 1,072 upstairs. A full unfinished basement comes standard and is separate from the finished living area.

Most plans are ready for immediate delivery (within 1 business day), though plans with options like foundation options or material lists may take 10-14 business days. This NO RETURN policy covers all formats that house plans are sold in, PDF and CAD. Because our plans are copyrighted and registered to the purchaser, we cannot allow refunds.
