PDF vs CAD Explained
We offer house plans in two formats: PDF (easiest and fastest—email delivery, easy printing and viewing) or CAD (DWG files for extensive modifications, requires CAD software). Both formats include a Copyright Release allowing you to modify the plans and make copies to build one house. Building the same plan more than once requires a separate re-use license—contact us for details.

Ferncroft gives a growing household room to gather and room to spread out. This 2,894-square-foot farmhouse plan brings the great room, island kitchen and dining area together, with a fireplace anchoring the shared living space. A walk-in pantry keeps everyday supplies close, while covered front and rear porches offer places to sit outside.
The main-floor primary suite creates a private retreat with a separate tub and shower, dual sinks and a walk-in closet connected to the mudroom and laundry. Near the foyer, an office or living room provides space for working from home, reading or quieter conversation. The two-car garage opens through the mudroom to keep daily arrivals organized.
Upstairs, three additional bedrooms and two full bathrooms surround a spacious loft for games, reading or a second TV area. With four bedrooms, three full baths and a main-floor powder room, Ferncroft balances shared spaces with privacy across two finished floors.
A full unfinished basement comes standard and provides additional unfinished space beyond the home's 2,894 square feet of finished living area.

Most plans are ready for immediate delivery (within 1 business day), though plans with options like foundation options or material lists may take 10-14 business days. This NO RETURN policy covers all formats that house plans are sold in, PDF and CAD. Because our plans are copyrighted and registered to the purchaser, we cannot allow refunds.
